We all have over a decade of experience in the Lettings industry. And we understand the needs of Agents, Landlords and Tenants and the various problems that could arise when letting a property and at the end of the tenancy. We have extensive knowledge of the Tenancy Deposit Scheme legislation and their practices and case studies of how they approach disputes over Tenants’ deposits.
Trained & Insured
We are fully trained in the tenancy laws and regulations for rental properties with regards to the Tenancy Deposit Scheme (TDS), Gas and Electrical safety, Smoke alarms, Furniture and Furnishings (Fire Safety) regulations and all relevant labels and certificates in the property are checked and noted on the Inventory. We are fully insured for public liability and professional indemnity.
We know Agents often work to tight deadlines
And that change can occur in the last minute. With this in mind we are flexible and prepared to work around an Agent's specific letting procedures. After every inspection we inform the Agents in person and by e-mail of any problems or works that need urgent attention. We also e-mail photos to help you visualize the problem. To save you time we offer the option hardcopies to be posted directly to the Tenants to sign. We are happy to discuss any additional requirements you might have in order to meet your specific needs.

Our extensive reports are prepared with the TDS practices and case studies in mind so disputes at the end of the tenancy are reduced to a minimum. We provide lots of photographs of each room within the Inventory and photographs within Check-Out reports
detailing the damage, important changes to the property and works that need to be carried out. All reports are in accordance with the professional practice guidelines and the requirements of the Tenancy Deposit Schemes.
